IDENTIFIKASI FAKTOR KENDALA PEMELIHARAAN GEDUNG PERKANTORAN DI KABUPAPATEN TOJO UNA - UNA

Building is a physical form of construction work that is integrated with its domicile, partly or wholly located above and/or in the ground and/or water, which serves as a place Humans carry out their activities both for shelter or residence, religious activities, business activities, social activities, culture and special activities. Buildings that are built must of course also get good maintenance. The importance of supporting facilities such as proper buildings is very useful to support the implementation of public services to the community in Tojo Una - una Regency. To maintain the condition of the Tojo Una Una Regency government office building in order to remain in good condition, maintenance is needed after the building is completed in the construction stage. Building maintenance can be influenced by several factors such as management factors, labor factors, material factors, environmental factors and policy factors. This study aims to determine the constraint factors in the implementation of office building maintenance in Tojo Una-una Regency. Data analysis used descriptive statistics and Relative Rank Index (RRI). From the results of the research, the dominant factor that causes obstacles in the maintenance work of office buildings in Tojo Una-una Regency is the material factor with the sub-factor of lack of material during implementation with an RRI value of 0.873, Factor Labor with a labor shortage sub-factor with an RRI value of 0.853, Equipment Factor, with a sub-factor of equipment damage during service with an RRI value of 0.833, Environmental Factors with a sub-factor of difficulty in accessing the workplace and material access with an RRI value of 0.747 and Factors beyond ability with the sub-factor of a labor strike with a value of 0.740.
